AOM Enterprises is dedicated to creating generational wealth through multifamily real estate investing. We achieve this by acquiring midsized apartment communities below market value through a variety of well-established channels; re-positioning distressed, under-performing properties by targeting deferred maintenance and inadequate management; and forcing appreciation through a sound business plan built around optimizing rental income and eliminating inefficiencies. We believe strongly in providing affordable, modern, convenient living for our tenants while generating wealth for our investors. We leverage our extensive professional background to build cohesive teams rooted in trust and transparency, to solve problems, add value, and achieve lasting success.

Buy Right

We buy on strong fundamentals, primarily targeting off-market B/C class multifamily apartments in desirable neighborhoods. We buy assets that will cash flow well, with the ability to force appreciation throughout holding period.

Finance Right

We strive for long-term, fixed-rate financing to decrease interest rate risk. Each asset is conservatively leveraged with non-recourse debt. This allows for consistent cash flow throughout the entire holding period while offering predictable returns.​

Manage Right

Our team is vertically integrated with experience repositioning and stabilizing properties. Through direct control of the entire investment process, we decrease risk and maximize returns, while maintaining a strong pulse on the operations of each property.

Acquisition Strategy

Our strategy typically centers on stable / growth markets with high populations and steady economic growth. We anticipate continued growth in these areas, with increased opportunities  and rental needs over time, making them ideal market to pursue multifamily investments. As interest rates and housing prices continue to climb, multifamily investments will remain competitive with high return potential.

Once Acquired, AOM Enterprises focuses on renovating and rehabbing investment properties – the majority of our investments require significant repairs  post-close. By drilling down on these often-distressed properties, we can acquire high value, high demand properties in prime locations which, once stabilized, commands significant rental income month after month, year after year.

Target Properties

    • Under-performing properties with market – and/or management-related challenges
    • “Distressed” properties or properties requiring modernization and/or substantial rehab work; through which AOM Enterprises can force appreciation and increase overall asset value
    • Off-market opportunities that can be negotiated directly with owner(s)

Our Team

Branton Blount

Felix Beltran

Branton and Felix met while serving in federal civil service. They quickly identified shared beliefs in professional competency, respect, and integrity. Individually, they have led highly successful careers operating at the senior-most levels of the U.S. Government, specializing in executive-level leadership and project management. In addition to their public service, Branton and Felix have a combined 30 years of military leadership experience, with service both domestic and aboard. Leveraging this unique combination of experiences, the AOM Enterprises leadership team demonstrates the necessary knowledge, skill, and ability to effectively assess, mitigate, and tolerate risk, while quickly and calmly adapting to unforeseen circumstances. This level-headed approach promotes successful execution of the investment strategy to reach desired outcomes.
